    Irvine Company - Building 800

    Construction of the 36,700 square foot Auto Court Renovation project at Fashion Island Regional Retail Center, located in Newport Beach, CA was an effort by the Irvine Company, a local-major retail landowner, to utilize some available entitlement floor area to energize a portion of the center that previously had been valet parking spaces and mall security offices. The perimeter edge of the one-story retail and restaurant building was designed to enhance two critical mall entry points while creating visually interesting pedestrian walkways which sensitively mask required fire department vehicle access between two existing multi-story buildings. Internally, the spaces were laid out to accommodate two end-cap restaurant spaces and multiple in-line retail tenants addressing the new pedestrian mall areas. Other critical components of the project were a seismic upgrade to the much older adjacent buildings, while creating seismic separations between new and old, as well as the implementation of a comprehensive utility upgrade to the existing adjacent buildings.
